Terms, Cancellation and Refund Policies
1. Home must be well kept and returned in a clean/serviceable condition. Reservations require a $500 security deposit. An authorization hold will be placed on the credit card on file at check out. if you damage the home, you may be charged up to $500 or actual replacement cost of the item(s). Any additional cleaning charges or fees incurred will be charged against this deposit.
2. Check-in is at 4 pm. Checkout is at 11 am. Early check-in or late checkout may be available upon request. Guests who stay beyond their designated checkout time or delay our housekeeping staff are liable for any associated costs and expenses.
3. Booking age requirement 25 years old – Must provide a copy of identification with a picture.
4. Guests are not allowed to make a reservation in their city of residence without prior approval. Please contact us if you are booking within your city.
5. Smoking in any form is not allowed inside the home. Violation of this policy is subject to a $250 fine plus the cost to clean, deodorize, and repair damages. We employ smoke detection technology in the homes. This technology detects smoke from the use of cigarettes, vape, and marijuana and can distinguish between the three.
6. For short term rental of homes that do not allow Parties or Events:
Guest(s) agree that there will be NO PARTIES anywhere on the property. (This does not preclude birthday, anniversary, or other such celebrations). Legal action will be taken for parties that cause damage to the unit, property,
reputation, or relationship with building staff or residents to RiverCity Hosting. City of San Antonio quiet hours are between the hours of 11pm and 8am on weekdays, and 11pm and 11am on weekends. City of New Braunfels quiet
hours are 10 pm to 10 am daily.
For short term rental of homes that allow for Parties or Events: (The RIverHaus Retreat at Gruene and The CarriageHaus Retreat and Pavilion at the Comal)
Guest(s) agree that that a separate Party / Event Agreement must be signed by the Guest(s) and approved by RiverCity Hosting prior to check-in. A Party / Event fee may be required.
7. Commercial photography/videography without written consent, Illegal activity, prostitution, and possession of firearms is strictly prohibited.
8. Overnight guests that exceed the number stated in the reservation are not allowed.
9. Pets are not allowed. Violation of our pet policy may result in a fine and additional cleaning fees. We encourage guests with service animals to contact us before their stay.
10. Guests are responsible for covering the cost to replace lost or missing TV, ceiling fan, and/or garage remotes and parking passes or other items.
11. RiverCity Hosting properties use video surveillance in public areas. Privacy compliant noise detection technology is used in the homes to monitor excessive noise levels.
12. Guests take full responsibility for damages, injury, or loss that occur on the premises and its facilities. Guests must report any property damage to our hospitality manager. Unreported damages will be deducted from the security deposit.
13. Booking a reservation constitutes an agreement to comply with the House Rules. Guests who violate these rules are liable for any associated damages, fees, costs, or expenses.
14. For stays longer than 30 days – A cleaning will be performed and charged for each 30 day increment of your stay and an additional $165 deep cleaning charge will apply at check out.
15. We strongly encourage all guests to purchase optional travel insurance to cover any unforeseen circumstances that may affect your trip. RiverCity Hosting has partnered with RentalGuardian and InsureStays to give our guests easy access to travel insurance choices when they book with us.
REFUNDS for stays less than 30 days: To receive a full refund less non-refundable credit card fees charged by the payment processor, the cancellation must occur at least 60 days before check-in. Bookings cancelled after 60 days but at least 30 days before the start of stay will receive a 50% refund less non-refundable credit card fees charged by the payment processor. Bookings cancelled within 30 days of the start of stay will not receive a refund. Refunds will be processed within 14 days.
REFUNDS for stays more than 30 days: To receive a full refund less non-refundable credit card fees charged by the payment processor, guests must cancel within 48 hours of booking, and the cancellation must occur at least 60 days before check-in. If a guest cancels after the initial 48 hour time frame, but before check in, payment for the first 30 days of the reservation is non-refundable. If the guest cancels after check-in, the guest will be liable for all nights spent plus an additional 30 nigh increment unless there are fewer than 30 nights left to complete the reservation.
